What to Prepare Before Refinancing a Rental Property
Refinancing a rental property is easier when the file arrives complete. The lender is assessing two things at once: the property and its income, and you as the borrower. Preparing both sides in advance shortens the review.
Property information
Have the address, legal description and ownership details ready, along with the current mortgage statement showing the balance, rate, maturity date and any prepayment terms. Include property tax and insurance information and any recent valuation.
Income and expenses
Prepare a current rent roll listing each unit, the tenant, the lease term and the monthly rent. Add a 12-month summary of operating expenses: utilities, repairs, management, insurance and taxes. Lenders look at the net income the property produces and compare it with the proposed loan payments.
Condition and leases
Copies of the leases, notes on recent repairs or capital work, and a candid description of anything that needs attention help the lender understand the asset. Vacancies, expiring leases or deferred maintenance are better explained up front than discovered later.
Your position and the purpose
State what the refinance is for: replacing a maturing loan, accessing equity for another purchase, or funding improvements. Include a summary of your other debts and your income sources. A clear purpose and repayment plan make the request straightforward to assess.
