Questions to Ask Before Borrowing Against Home Equity

Questions to Ask Before Borrowing Against Home Equity

Borrowing against the equity in a home is one of the most common ways to fund a renovation, a business need, a consolidation or a bridge to another purchase. Because the home is pledged as security, the decision deserves a few direct questions before you commit.

What exactly secures the loan?

Confirm whether the lender will register a new mortgage, in what position, and whether the existing lender needs to consent. If the loan is not repaid, the pledged property may be at risk. That is true for any secured loan and should be understood plainly.

What will the funds accomplish?

A clear purpose matters. Borrowing to fund an asset or a defined plan is different from borrowing to cover ongoing shortfalls. If the purpose is consolidation, compare the full repayment cost of the new loan, including fees and term, against the debts it replaces.

How will it be repaid?

Identify the repayment source: regular income, a sale, a refinance or another event. For a short-term loan, ask what happens if that event is delayed. For a longer loan, confirm the payments are affordable alongside existing commitments.

What is the total cost?

Add interest, fees, legal and valuation costs, and any early repayment or renewal charges. Ask for a term sheet that sets everything out, and take the time to compare it with other options before signing.
